Terms and Conditions for The Downtown Omaha Oasis

Welcome to The Downtown Omaha Oasis! By booking or staying with us, you agree to these Terms and Conditions. 1. Booking Policy
Eligibility: Guests must be at least 21 years of age to book.
Confirmation: Reservations are confirmed once payment is received and a confirmation email has been sent.
Rates and Payment: Rates may vary by season, and all charges will be clearly communicated at the time of booking. We accept major credit cards and other authorized payment methods.
2. Cancellation Policy
Non-Refundable Bookings: Some discounted rates may be non-refundable, as indicated at the time of booking.
No-Show Policy: Failure to check in on the scheduled arrival date without prior notice will be considered a no-show and may forfeit any refund eligibility.
3. Check-In and Check-Out
Check-In Time: 4:00 PM
Check-Out Time: 11:00 AM
Early Check-In/Late Check-Out: Requests for early check-in or late check-out are subject to availability and may incur additional fees.
4. Guest Responsibilities
Occupancy Limits: Exceeding limits without prior permission may result in additional charges or termination of the stay.
Property Care: Guests are responsible for maintaining the condition of the property. Any damages should be reported immediately.
Noise and Disturbances: Guests must avoid excessive noise. Failure to respect these hours may result in fines or removal from the property.
Smoking and Pets: The Downtown Omaha Oasis is a smoke-free and pet-free property. Smoking or bringing pets on-site may result in cleaning fees or penalties.
5. Event Policy
Pre-Approval Required: Any event, party, or gathering must be pre-approved. Unapproved events may result in immediate termination of the stay without a refund.
Capacity and Use: Event size must not exceed the maximum capacity of the property. We reserve the right to enforce limitations on certain activities to ensure the safety of guests and the preservation of the property.
6. Liability and Indemnity
Guest Liability: Guests assume full responsibility for any accidents, injuries, or losses that occur on the property. By booking, you release The Downtown Omaha Oasis and its owners from liability for any personal injuries, damages, or loss of personal belongings.
Indemnity: Guests agree to indemnify and hold harmless The Downtown Omaha Oasis and its owners from any claims arising from guest negligence, misuse of the property, or violations of these Terms and Conditions.
7. Personal Belongings and Safety
Personal Belongings: Guests are responsible for their own belongings. We recommend securing valuables, as The Downtown Omaha Oasis is not liable for lost or stolen items.
Safety Precautions: Guests must adhere to all safety guidelines provided by the property. Children should be supervised at all times, especially in areas such as the rooftop and theater room.
8. Right to Enter
We reserve the right to enter the property for necessary maintenance or emergencies. We will provide advance notice when possible.
9. Changes to Reservations or Terms
We reserve the right to adjust rates, policies, or these Terms and Conditions as necessary. Any changes to reservations will be communicated promptly, and the most current version of these Terms and Conditions will always be available on our website.
10. Termination of Stay
Failure to comply with these Terms and Conditions may result in immediate termination of the stay without refund. We value respect for the property and the surrounding community and expect all guests to honor these policies.
